Welcome
The City of Wheat Ridge’s Department of Community Development is drafting a new form of zoning that will promote mixed use development in targeted areas of the city. This website is intended to provide information and resources related to the mixed use zoning project and to give property owners, residents, and other stakeholders the opportunity to comment and participate in the process.
What is Mixed Use Development?
Mixed use development incorporates more than one land use within a single building or property. An example would be a building with retail use at the ground floor, and condos or offices above. Successful mixed use development typically includes higher densities, compact form, and a high level of pedestrian connectivity between land uses. Benefits of mixed use development include:
- Promotes alternative modes of transportation, such as walking and biking, by co-locating several uses in one place and focusing on connectivity
- Encourages a more active lifestyle and could help prevent obesity
- May reduce road congestion through reduced automobile trips
- Provides a more sustainable form of development
- Often creates vibrant places where people can live, work, and play

Planning Commission Public Hearing August 5thWednesday, July 28, 2010 - 1:08pm
A public hearing regarding adoption of the final code is scheduled for August 5th at 7pm in City Council Chambers at the Wheat Ridge Municipal Hall (7500 W 29th Ave).

Draft 3 of the Mixed Use Zoning code may be downloaded for your review here.
We have incorporated valuable input from many sources to create Draft 3, including the mixed use zoning task force, Planning Commission, and feedback received at the Mixed Use Zoning Open House on May 12th. Survey results from the open house are available to download at the bottom of the home page.
Draft 3 is anticipated as the last draft prior to adoption of the final ordinance later this summer. Check the Schedule on this website for important dates in the adoption process, scheduled to begin in August.

Mixed Use Zoning Open House May 12thWednesday, May 26, 2010 - 6:33pm
Over 30 people attended a city-wide open house on May 12th. There were stations for each of the 4 districts in the new code: Mixed Use Neighborhood, Mixed Use Commercial, Mixed Use Commercial Interstate Sub-district, and Mixed Use Commercial TOD sub-district. Attendees were able to review content for each district, fill out comment cards, and take a survey to give feedback.
Results for each of the surveys -- specific to each district -- are available to download at the bottom of this page.
Staff will be using feedback from the open house, as wel as input from the mixed use task force and Planning Commission, to make revisions to Draft 2. Draft 3 is targeted for release at the end of June.
